Plot & Land Verification in Bangalore

Buying a plot or land parcel in and around Bangalore carries unique risks — boundary disputes, conversion irregularities, revenue record mismatches, and unauthorised layouts. Legal Brigade verifies every layer before you pay.

We physically cross-reference revenue records with the title deed, confirm conversion from agricultural to non-agricultural use where applicable, and check the layout against BBMP, BDA, BMRDA, or panchayat approvals.

Whether it's a BDA site, a private layout, or a peri-urban land parcel, our verification gives you a clear picture of what you're actually buying.

    Frequently Asked Questions

What is plot or land verification in Bangalore?
Plot or land verification is the legal check of survey records, ownership chain, layout approval, zoning, and conversion status for vacant land or sites. In Bangalore, this includes BMRDA or BDA layout sanction, BBMP khata, RTC, mutation, and DC conversion order for any land that was previously agricultural.
What is a DC conversion certificate and why does it matter?
A DC conversion certificate is the order issued by the Deputy Commissioner under the Karnataka Land Revenue Act converting agricultural land for non-agricultural use such as residential or commercial. Without a valid DC conversion, no plot can be legally built upon or sold for residential use, even if a khata has been issued by mistake.
How do I check if a plot is in an approved layout?
Check whether the layout is approved by BDA, BMRDA, or the local Town Planning Authority by demanding the sanctioned layout plan, release order, and authority's seal-bearing approval letter. Legal Brigade independently verifies these against the authority's records and confirms whether the specific plot number lies within the released and saleable portion.
What is e-Khata and is it mandatory for plots?
e-Khata is the digital khata issued by BBMP confirming a plot is on the municipal tax register and eligible for utilities, building plan approval, and resale. For any plot inside BBMP limits, e-Khata is effectively mandatory; without it, banks refuse home loans and BBMP refuses building sanctions, even if title is otherwise clear.
How long does plot verification take?
Plot verification at Legal Brigade takes 5 to 10 working days. Approved BDA or BMRDA layouts are quicker, usually 5 to 7 days. Plots requiring DC conversion verification, survey sketch correction (11E), or revenue mutation checks take 10 to 14 days because Tehsildar and Survey Department records must be physically inspected.
What documents are needed to verify a plot?
Bring the sale deed, mother deed, latest RTC, mutation extract (MR), encumbrance certificate, layout approval, release order, DC conversion order, khata certificate and extract, latest property tax receipt, and the seller's PAN and Aadhaar. Legal Brigade obtains any missing documents from the Sub-Registrar, Tehsildar, and planning authority on your behalf.
