Why Is Document Verification Non-Negotiable?

Forged title deeds, fabricated encumbrance certificates, and undisclosed legal disputes can turn your dream home into a financial nightmare. The 15-Point Property Document Verification Checklist
1. Title Deed Verification
Verify the original title deed — sale deed, gift deed, partition deed, or will — that establishes the current owner's right to the property. Ensure it is registered, stamped, and legally valid.
2. Chain of Title Analysis
Trace the ownership history back at least 30 years. Every transfer must be documented with a registered instrument. Any break in the chain is a serious red flag.
3. Encumbrance Certificate (EC)
Obtain the EC for the past 13–30 years from the Sub-Registrar's office. This reveals any registered mortgages, loans, liens, or legal claims against the property.
4. Revenue Records (RTC/Pahani)
Verify the Record of Rights, Tenancy and Crops (RTC) to confirm the property's classification, survey number, and recorded ownership matches the title documents.
5. Mutation Register Extract
Confirm that every ownership transfer has been recorded in the mutation register. Unrecorded transfers can create legal complications during resale.
6. Property Tax Receipts
Verify that property tax has been paid up to date. Unpaid taxes can result in the municipality attaching the property. Tax receipts also serve as supplementary proof of ownership.
7. Khata Certificate & Extract
For properties within BBMP limits, verify the A-khata certificate. B-khata properties may face restrictions on obtaining building permits and loans.
8. RERA Registration
For under-construction apartments, verify the project's Karnataka RERA registration number, approval status, and any complaints filed against the builder.
9. Approved Building Plan
Confirm that the building plan was approved by BBMP or the relevant planning authority, and that the constructed structure matches the approved plan.
10. Occupancy Certificate (OC)
For completed buildings, verify that the OC has been issued. Occupying a building without an OC is technically illegal and can result in water and electricity disconnection.
11. Conversion Certificate
If the land was originally agricultural, verify that proper conversion to residential or commercial use has been completed under Section 95 of the Karnataka Land Revenue Act.
12. Land Use & Zoning Compliance
Verify that the property's intended use complies with the Revised Master Plan and zoning regulations. Non-compliant properties face demolition risk.
13. Pending Litigation Check
Search court records to confirm no civil suits, injunctions, or disputes are pending against the property or its owners.
14. Power of Attorney Verification
If the seller is operating through a PoA, verify its authenticity, scope, and whether it has been revoked. PoA-based transactions carry higher risk.
15. Seller Identity Verification
Verify the seller's identity against government-issued documents to prevent impersonation fraud — one of the most common scams in Bangalore's property market.
