    Three ways. Documents arrive by email and need to be authenticated. Payment crosses borders and must follow FEMA rules. And communication happens across time zones, which means delays cost you.

    An NRI buyer usually sends a Power of Attorney (POA) to a family member or lawyer in India to sign on their behalf. That POA must be notarised, apostilled or consularised, and adjudicated in India with the correct stamp duty. If the POA is weak, the registration itself can be challenged later.
