    2. Pull the village map and Bhoomi records. The Bhoomi portal (bhoomi.karnataka.gov.in) shows land classification. If it says 'gomala', 'kharab' or agricultural, dig deeper.
    3. Search BDA and BMRDA notifications. Look for acquisition notices, green belt declarations or buffer zone rules around lakes and rajakaluves (storm water drains).
    4. Check the Kaveri portal for encumbrance and khata. The khata certificate and extract tell you the property's current classification. An A Khata in a green belt zone is a red flag on its own.

    If all documents are in order and the zoning maps are easy to read, a proper check takes two to three working days. Urgent cases can be turned around the same day, because I know most buyers have a token deadline breathing down their neck.

    But if the property is old, part of a joint family partition, or sits in a village where records are physical, it can take a week or more. Better to know that upfront than to rush and miss something.

    Karnataka's registration department processed over 20 lakh property registrations in the 2023-24 financial year, according to the Department of Stamps and Registration.
